Conroy Brook Win Bid for Government Backed HomeBuy Direct Scheme
HomeBuyDirect
The multi-award winning developer met exacting criteria to qualify for the scheme which is being promoted as a ‘stepping stone’ into home ownership by the government. Through HomeBuy Direct the housebuilder e.g. Conroy Brook, and the Homes and Communities Agency provide equal equity loans to make up 30% of the purchase price of the property.
The customer would then make up the remaining 70% through a mortgage and any cash contribution from themselves. HomeBuy Direct homes are being targeted specifically at first time buyers and people who cannot afford to buy a home on the open market and earn less than £60,000 per annum.
Conroy Brook director, Richard Conroy, commented on the scheme: “It has, without doubt, become harder for people to buy a home since the current recession hit, due to lack of mortgages. This scheme gives them the opportunity to get on the property ladder without requiring a huge deposit, which is great as it will go a long way to help first time buyers (a very important section of the market) start buying again.”
Conroy Brook is offering the HomeBuy Direct loan exclusively on a small number of apartments at its Somersbury Court development in Almondbury, Huddersfield – a prestigious complex of 30 two-bedroom apartments priced from £149,950.
With the scheme you would end up with an incredible discount of approx. £45,000 on one of these apartments, paying just over £100,000 for a luxury 2 bedroom £150,000 apartment!
Somersbury Court has been designed to look and feel like a luxury hotel with very high quality fixtures and fittings throughout – including full length balconies (up to 11.5m) with curved glass, natural limestone entrance tiles, designer styled lighting, artwork and specially commissioned photography.
The interiors of the apartments themselves – of which over 40% have already been sold – have also been given a great deal of thought – from the circular feature windows in the end apartments and large curved glass balconies, to the entrance hallways. Kitchens have granite work surfaces and Smeg appliances as standard, whilst bathrooms feature Villeroy & Boch sanitaryware and Hans Grohe fittings. In addition the apartments feature the latest ‘green’, eco-friendly, energy-efficient heating system – the Daikin Altherma system which uses a combination of electricity and renewable energy from the atmosphere.
