The Strategy outlines some key design features that older people should look for when buying a new home, and that developers ought to incorporate into schemes as standard. These include:
- designed with growing older in mind e.g. future proof
- space to accommodate visiting family and good storage space
- user-friendly, low maintenance and safe and secure housing design
- access to green, private space and a safe neighbourhood
- access to local transport, facilities and amenities.

All of these items have been incorporated into the development of 44 one and two bedroom apartments at Holme Valley Court.

Based in the grounds of the Holme Valley Memorial Hospital, Holme Valley Court is fully accessible with gently sloping walkways, 8 person lift to every floor, wide internal corridors and all apartments meet disability requirements with lowered light switches, widened doorways and Tunstall emergency alarm call system.

With security in mind each apartment also has a video phone entry system and burglar alarm, whilst the complex itself has building CCTV, and has been designed for maximum comfort and security.

Space has also been well considered in the individual apartments, as well as in the two fully-furnished guest bedrooms with ensuites – which can be booked out for visitors – and the interior designed communal lounge and corridors with artwork, occasional furniture and motion sensor lighting (that turns lights on and off as people walk through, saving electricity/C02 for residents).

In terms of local transport and amenities, Conroy Brook has a sustainable transport policy which includes a subsidised community bus service which runs right up into the development to take residents to the nearby town of Holmfirth, and a parking/recharging point for electric mobility scooters.

Holme Valley Court is actually part 2 of a 3 phase healthcare campus – phase one being the White Rose Nursing Home – another development built by Conroy Brook – and phase 3 a 15-bed residential close care unit for the Hollybank Trust due for completion next year. The campus is also in the perfect strategic location as it is within the grounds of Holmfirth Memorial Hospital, with two doctors’ surgeries and a pharmacy in close proximity. It is also located opposite the local police station and swimming baths.

Aesthetically Holme Valley Court is stunning with landscaped gardens, seating, artwork and a specially commissioned water feature at the entrance to the building.

In addition to all of the above Conroy Brook has ensured that each of the apartments has been fitted with the highest quality fixtures and fittings throughout, from underfloor heating in the bathroom to granite work surfaces and fully-integrated appliances in the kitchen, including Smeg ceramic hob, oven and microwave, plus dish washer, washer/dryer and fridge freezer.

Fitted wardrobes are standard throughout with a choice of fireplaces for the living room, and carpets and curtains are included throughout. Many apartments also have either a private terrace (ground floor) or balcony (upper floors) giving fantastic views across the Holme Valley or of the landscaped gardens.
